Strata Management is much more than holding an Annual General Meeting (AGM) once a year, organising insurance, creating levy budgets and paying invoices.
It’s about making things happen, ensuring proactive maintenance is undertaken along with general tasks to prevent a property from deteriorating from a lack of care or attention.
Proactive Maintenance
Annual gutter cleans and in some cases much more frequently, monthly or quarterly to ensure good water flow of the drainage. Particularly in areas with a large number of trees. Keep in mind though, it’s not just trees around your scheme, but within several hundred meters as leaves get blown large distances. If you ensure the water flows easily you will avoid staining to eaves, water ingress into your homes and collapsed ceilings as a result of water back flowing into the eaves.
Keeping soakwells clean, repairing spreading paving before it needs completely pulling up and relaying, keeping trees trimmed and their roots under control, electronic gate regularly serviced, ensuring fire safety compliance are just some of the things we manage for you.
Regular Site Visits
Regular site visits and a proactive Council of Owners (COO) will help to avoid having to replace items that could be maintained through regular painting to protect timber and metal from needing to be replaced.
It’s about creating a harmonious well-kept community of residents living in close proximity.
